Pathway to the Future (Part 1 of 6)

On July 13th, the employees and staff of C.I.A. Services gathered at Cafe Adobe in Sugar Land to hear exciting news from the company's Board of Directors. More than 70 people attended to see the audio-visual presentation from Ralph Troiano, Tina Jameson, Renea Miksch and Laura Tate entitled "Pathway to the Future". It was also a time to recognize all of our great employees and visit with staff members from both offices.

Over the next year, numerous changes will be occurring which will enhance our organizational structure and the services we can provide to our communities. We highlight each of these topics in upcoming issues of eNews Monthly.

Our first topic of the evening was our North Office Relocation. For the last 19 years, we have been fortunate to share an office building with the Lake Houston Church of the Nazarene on FM1960 between I-59 and Lake Houston. Unfortunately, the church needed additional space so we will be moving several miles to just west of Deerbrook Mall on FM1960. We are moving into a brand new office building built by Citizens Bank and will occupy most of the 2nd floor. We expect to be in our new facility by the end of September.

National Night Out

Thousands of citizens across the greater Houston area are celebrating National Night Out with their neighbors and law enforcement authorities on Tuesday, August 7th. It's our chance to take a bite out of crime by getting to know your neighbors and keeping an eye out for suspicious activity around the neighborhood. This will be the 24th year for National Night Out and it gets bigger every year.

You can coordinate a NNO event at a central location in your community with simple refreshments like hotdogs or pizza. Or you can have a grand party with moonwalks, games, food booths and guest speakers. Or you can encourage neighbors to put on their own block parties. Local law enforcement agencies can be very helpful in coordinating NNO events. Police officers and elected officials enjoy visiting NNO events throughout the community so let them know where you will be and they will come.

Upcoming Seminars

The 2007/2008 schedule of seminars was announced last month in the 5th year of our popular C.I.A. Services Seminar Series. We have trained nearly 500 students so far and have received very positive feedback on the content and presentation. Our goal is to provide timely and convenient educational opportunities to help you with your duties. Click here to view the seminar descriptions and schedule.

Each seminar begins at 6:30 p.m. and runs 2-1/2 hours. Since we always provide deli sandwiches, you won’t have to rush to eat dinner beforehand. You’ll leave with knowledge you can use immediately and a great notebook with the seminar slides, samples and reference materials. Since we are approaching budget time, August and September are devoted to that topic.

The Super-Budgeting Process

"Super-Budgeting" is our term for preparing a comprehensive long term budget and business plan. This isn't something you do on the back of an envelope an hour before the budget meeting. We'll break the process down into understandable components and show you how assets and reserves fit in the picture. We'll start with a simple question that very few people can answer correctly: "How much money should our Association have in the bank?" By the end of the seminar, you'll know the correct answer for your Association. This is a critical seminar to take before you start looking at budgets.

ESP Update

C.I.A. Services created the Electricity Savings Program (ESP) with Tara Energy to provide a program for our communities and all residents that will save money without hidden surprises. As of the end of June, 37 of our communities have enrolled a total of 233 electric meters in the program. Along with the residential subscribers in our program, a total of 250,018 kwh of electricity was in the 2nd quarter of 2007 alone. The aggregate cost of electricity was $18,682. Based on an estimate of prevailing rates during this period, we estimate approximately $10,000 was saved by our communities and residents in April, May and June.

ESP is saving money for our clients. Those that signed on when we introduced our program last October have locked in rates for up to four years. Commercial accounts (i.e. the community common areas) have rates as low as 6.95 cents per kwh. Currently, residential accounts can lock in for 3 years at 9.10 cents per kwh. All new accounts receive a $25 credit on their first bill.

Employee Spotlight

  • Congratulations to three of our North Office employees who are celebrating anniversaries with C.I.A. Services. Kim Easterling and Angie Thomas both joined us 9 years ago. And our newest stockholder, Annette Escarenio, joined us 5 years ago.
  • We are very pleased to welcome back three former employees. Tony Victorino, a founding partner of C.I.A. Services, is back after 9 years out of state and will be a Community Manager at our Southwest Office. Linda Morris and Patty Tate have rejoined us as Administrative Assistants at our North Office.
  • We have three new stars at our Southwest Office. Leslie Baldwin has joined us as a Community Manager, Alisa Staples as an Administrative Assistant and Crystal Lemley as a Bookkeeper.
